One of the first Ministry of Education Major Works projects delivered by Access | Partners in Property was the full warm roof installation to the L Block at Howick College.
Project Overview
The existing flat roof had developed ongoing leaks and noticeable deflection in several areas. In addition to weather-tightness issues, the roof's accessible design attracted students who were using the surface for skating — creating a significant Health and Safety risk. Due to the structural concerns, maintenance issues, and safety risks, a complete roof replacement was required.
Scope of Works
- Full demolition of the existing roof and roof lights
- Safe removal of asbestos
- Installation of new structural timber joists
- Construction and installation of a new warm roof system to the L Block
- Replacement of interior and exterior corridor linings
- Roof wash and surface preparation
- Line marking and internal/external painting to all affected areas
- Replacement of downpipes and gutters

Outcome
The L Block roof was transformed into a safe, compliant, and high-performance roofing system designed to meet current building and safety requirements. The school now benefits from improved durability, weather protection, and long-term asset performance — and the safety risk to students has been eliminated.
